First Neighborhood Inspection Complete

First Neighborhood Inspection Complete

One of the great things we purchased with our new property management contract is regular and detailed inspections for deed restriction violations. This will permit us to follow through with an appropriate level of notification to residents who find themselves in conflict with our restrictions.

While we have not seen the official report yet but, I can tell you what we’ll be focusing on for this first inspection.

RVs, travel trailers, and all other trailers & boats
— All must be behind a fence, at least partially screened from view

No grass parking
— No exceptions

Window air conditioning units
— Window units are not permitted to be visible from the street

Broken windows & other obviously damaged/broken parts of the home
— All homes must be in “good repair” at a minimum

Basketball hoops (portable and permanent)
— All portables should be stored out of view; all permanent should be on the homeowner’s property (not in the right of way) and in good working order

Visible BBQ/grill appliances or other items
— No exceptions – all items that appear to be stored in plain view: grills, coolers, construction materials (unless actively in use)

Tree maintenance
— Obviously overgrown and hanging over street (12 ft. min) and/or sidewalk (8 ft. min), large broken limbs

Large trash curbside
— Obvious piles of trash not collected by heavy trash

Broke down vehicles
— No visible vehicles that have obviously not moved in street/in driveway

Abandoned/unoccupied homes
— Any home that appears to be abandoned/unoccupied will be noted

You will find the complete listing of restrictions and rules on our important documents page.

So, did you get a violation notice after this first inspection? Please let us know your thoughts and your overall experience with the process. Send your comments to info@sagemeadow.org.
